Landlord Information  and Fees

Being an independent, family-run business allows us to deliver a lettings service that is personal, professional and genuinely attentive. Every client receives our full focus, with a level of care and accountability that larger, centralised agencies simply can't offer.
 
Whichever lettings package you choose, you'll deal directly with a dedicated local team who not only work from our office, but live in the area too. Your property will never be passed to an out-of-area call centre or managed by someone who hasn't seen it or met you in person. Our office is local, our staff are local, and we work closely with trusted local tradespeople, ensuring any issues are handled quickly, efficiently and with minimal disruption.
 
The phrase "going the extra mile" is often overused, but it genuinely reflects the level of service we provide. For example, you'll have access to out-of-hours contact details for our team, so if a question or concern arises, you can reach us at any time and you can be confident you'll always receive a response.

Staying compliant in 2026 and beyond: The Renters' Rights Act 2025 came into force on 1 May 2026 and represents the most significant reform of the private rented sector in a generation. Key changes include the abolition of Section 21 no-fault evictions, the replacement of Assured Shorthold Tenancies with assured periodic tenancies (rolling monthly, no fixed end date), new rules on rent increases, and strengthened tenant rights around pets and anti-discrimination. A Private Rented Sector Database and mandatory Landlord Redress Scheme are also due to be introduced later in 2026. We keep our knowledge, procedures and tenancy documentation fully up to date with all legislative changes, and we will keep you informed as further requirements come into force.
 
TENANT-FIND SERVICE
 Set-up cost equal to 3 weeks rent (plus VAT): minimum fee of £600 (plus VAT)
 
Includes the following as standard:

1. High quality advertising: Including expert photography, floor plans and descriptions, plus placing of an advertising board outside your property in accordance with the Town and Country Planning Act 1990.
 
2. Extensive marketing: Promotion via industry-leading websites including Rightmove, Zoopla and Prime Location, our own website and database, displayed in our prominent office window and advertised in many local publications.
 
3. Sourcing of suitable tenants
 
4. Comprehensive referencing and screening process. We use one of the UK's largest tenant referencing and specialist lettings insurance companies to thoroughly check our prospective tenants. We assess all applicants on individual merits; blanket refusals on the basis that applicants have children or are in receipt of benefits are prohibited under the Renters' Rights Act 2025.
 
5. Drawing up of Tenancy Agreement. All new tenancies are granted as assured periodic tenancies in line with the Renters' Rights Act 2025. Our agreements are regularly reviewed and updated to ensure we are fully compliant with all current UK legislation in the private rental sector.
 
6. Moving tenants in: We arrange release of keys to your tenants once they have signed all paperwork and all monies have been received.
 
Please note: An inventory (also known as a 'Schedule of Condition') is not included as standard within this service. See 'Additional Landlord Fees' below for inventory costs.


RENT COLLECTION SERVICE
7.5% of the monthly rent (plus VAT): subject to a minimum fee of £50.00 (plus VAT)
 
Everything included in the Tenant-Find Service, plus:
 
1. Registration of the tenant's security deposit: It is a legal requirement that the security deposit is registered with a government-authorised scheme. All our deposits are lodged with the Deposit Protection Service (DPS).
 
2. Collection of rent: We collect your rent on a monthly basis, chase late rental payments if required, and pay you on a monthly basis.
 
3. Issuing of monthly invoices. We include this as part of this service to make your accounting easier.
 
4. Inventory and check-in. We will organise the property inventory for you and ensure tenants are clear about the property's condition and contents at the start of the tenancy. Without an inventory, your tenants may be able to claim their deposit in full regardless of any damage caused during their tenancy.
 

FULL MANAGEMENT SERVICE
10% of the monthly rent (plus VAT): subject to a minimum fee of £50.00 (plus VAT)
 
Everything included in the Tenant-Find and Rent Collection Services, plus:
 
1. 24-hour access to our staff: Whether in or out of office hours, you will be able to contact us with any queries or concerns. We believe it is vitally important that there is always someone available for you to contact about your property, ensuring the highest level of customer service.
 
2. Key holding service: We will hold spare keys in the event of any maintenance issues, property inspections or any other occasion where access is required.
 
3. 24-hour emergency contact: This service provides round-the-clock support to your tenants in the event of an emergency at the property, such as a burst pipe. Emergencies can be dealt with immediately, which can prevent minor issues from becoming costly repairs.
 
4. Contractor management: When dealing with maintenance issues, our priority is to ensure the job is done correctly and at a competitive price. We have long-standing relationships with trusted local contractors who are fairly priced and highly skilled.
 
5. Property inspections: We will undertake quarterly inspections of your property to ensure your tenants are maintaining it to the expected standard. Inspections also give us the opportunity to proactively identify and address any issues that, if left untreated, could become expensive to rectify in the future.
 
6. Inventory and check-in: We will organise the property inventory for you and ensure tenants are clear about the property's condition and contents at the start of the tenancy. Without an inventory, your tenants may be able to claim their deposit in full regardless of any damage caused during their tenancy.
 
7. Arrangement of the check-out process: We will liaise with your tenants (or their named representative) to arrange the checkout, ensure all parties are satisfied with the condition of the property at the end of the tenancy, and approve the release of their deposit once any issues have been resolved.
 
ADDITIONAL LANDLORD FEES
Tenancy Set-Up (Full Management and Rent Collection services only)
Fee: £180 (including VAT). 


This fee covers the administration required to set up each new tenancy, including the preparation of an independently prepared Photographic Schedule of Condition. This fee is deducted from the first month's rent collected.
 
Tenancy Agreement Fee (where a new agreement is required)
Fee: £50 (including VAT)
All tenancies are now assured periodic tenancies under the Renters' Rights Act 2025, rolling on a monthly basis with no fixed end date. Where a landlord or tenant requests that a new written agreement be drawn up at any point during the tenancy, this charge will apply.
 
Inventory (Schedule of Condition)
Property with up to three bedrooms: £108 (including VAT)
Property with four bedrooms or more: £168 (including VAT)
 
Additional Property Visits: £48 (including VAT)
To attend for specific requests such as neighbour disputes, additional monitoring visits, or extra maintenance-linked visits.
 
Arrangement Fee for Works Over £2,000: 10% of total cost
Covers arranging access and assessing costs with contractors, ensuring work is carried out in accordance with the agreed specification, and retaining any warranty or guarantee arising from the works.
 
Obtaining More Than Two Contractor Quotes: £12 per quote (including VAT)
 
Gas Safe Certificate: from £90 (including VAT)
 
EPC Certificate: from £75 (including VAT)
 
Electrical Installation Condition Report: £240 (including VAT)
 
Non-Resident Landlord Scheme: £60 (including VAT) per quarter, payable from rental income, in respect of work undertaken by the agent in relation to the Non-Resident Landlord Scheme.
 
Detailed Statement of Accounts (tax year): £60 (including VAT) where requested by the landlord.
