Ah... viewing feedback! We request it. We chase it. We need it. After all, how else can we guide our sellers through the tricky and emotional sale of their property?And so the feedback arrives.
“Loved it, just not for us.”
“Too small.” (It’s 1,800 sq ft.??)
“Too big.” (Same property!!)
“Didn’t like the kitchen.”
“Kitchen was great, but the hallway didn't feel right” (??)
We dutifully relay the viewer's feedback to the seller, translating as we go:
- “They felt the space didn’t quite flow” either means they had no idea why they didn’t like it or they couldn't remember which one you'd asked them for feedback on.
- “They’ve said they've shortlisted it ” actually means they’ve already booked other viewings to see other properties with other agents.
- “Very positive overall but they still want to mull it over” actually means no offer will be coming from these viewers.
Because price is never the problem. Until it is.
Meanwhile, buyers continue their journey viewing 7 properties in a day, never properly remembering any of them them clearly and carry on sending feedback that's somewhere between honesty and politeness. We, the agents, sit in the middle having to interpret the viewers vague emotional responses like seasoned codebreakers.
Sometimes... a pattern emerges:
- Plenty of viewings
- Plenty of “interest”
- Absolutely no offers
Clear. Consistent. Brutally honest.
“You’re overpriced.”
But of course, us agents don’t quite say it like that.
We say:
“The feedback suggests it might be time to review the price.”
Because in estate agency, even reality requires a soft landing.
