The Property VAR ReviewIf you've watched the World Cup recently, you'll know all about VAR. Designed to eliminate obvious mistakes.
But instead, it somehow turns a 20-second goal celebration into a five-minute debate involving rulers, imaginary lines and someone in a room deciding whether a striker's left elbow was offside.
As estate agents, we have our own version of VAR.
It starts the moment a viewing finishes.
The buyers spend 45 minutes telling you how much they love the house.
"The kitchen's amazing."
"The garden's perfect."
"This is definitely our favourite."
Then they get home...
...and the replay begins.
Photos of the property on Rightmove are zoomed in on.
Tiny cracks are analysed.
The family WhatsApp group is consulted.
Mum loves it.
Dad isn't convinced.
Auntie Susan decides the spare bedroom is "a bit on the small side", despite having absolutely no intention of ever sleeping in it.
Meanwhile, back at the house, the sellers have their own VAR review.
"They didn't spend long in the kitchen, that's not a good sign is it?"
"Why did they measure the lounge?"
"They were whispering as they walked round... do you think that's a good sign or not?"
By now, everyone is over-analysing everything.
The buyers are reviewing the house.
The sellers are reviewing the buyers.
And the estate agent is just hoping they remembered to turn all the lights off and locked the patio door before they left
Then, finally...
An offer arrives.
Everyone relaxes.
For about ten minutes.
That's when the solicitors enter the match and you KNOW you are definitely heading towards Extra Time!
Final Whistle Analysis
Buying a house is a bit like the modern game.
Sometimes the more you replay every tiny detail, the more problems you convince yourself exist.
But sometimes, not every decision needs a replay... you just have to trust your instincts and stop over analysing.
Blow the whistle.
And get the deal over the line.
