Estate Agent Insider... The Great Spare Room Identity Crisis

Once upon a time, Bedroom Three or Bedroom Four had a clear purpose... it was for guests.
Now? It’s going through something of a change. In today’s homes, the so-called “spare room” is rarely spare. It’s a home office five days a week, a gym twice a month, a storage unit (often permanently!), and a guest bedroom only under social pressure.

Hybrid working didn’t just change commuting, it quietly repossessed Britain’s third and forth bedrooms. Decorative cushions were replaced with ring lights. Bedside tables gave way to flat-pack desks assembled (without looking at the instructions, just optimism!). When buyers ask, “Is it three bedrooms?” what they’re really asking is “Can we both work from home without passive-aggressive sighing?”

And let’s not ignore the storage reality. Every house has That Room. The one containing:
  • The treadmill bought in January but left to gather dust for the rest of the year
  • The suitcase that never quite gets put away
  • That mysterious box labelled “misc”  that no one knows what’s in it
It’s the room sellers casually say, “We’ll just keep that door closed for viewings.”

Of course, when your estate agent calls to arrange a viewing with a prospective buyer, the transformation is swift. The office chair is evicted. The laundry relocates. A duvet appears as if it’s always lived there. For 48 hours, Bedroom Three remembers who it used to be.

From a property perspective, though, this room is no joke. It’s become one of the most strategically important spaces in the house. Buyers aren’t thinking about when Auntie Margaret comes to stay,  they’re thinking about flexibility. Work space. Life space. Escape space.

In 2026, the real value isn’t just square footage, it’s how many roles a room can perform without filing a complaint.

So be honest. Is your spare room:
  • A productivity powerhouse?
  • A glorified cupboard with a window?
  • Or a very convincing illusion?
Whatever it is, one thing’s certain: Bedroom Three (or Four) work harder than most of us. And it never does get the special mention in the property brochure it deserves!
